of apartment marketing spend is wasted.

Right now, somewhere in your portfolio, a campaign is buying leads for a floor plan that filled in April. And there’s a premium ILS package running at a building that doesn’t need one at all. It’s full. You’d turn both off if you knew. Maren knows every night. She emails your agency and your ILS reps, then checks that the bill actually dropped.

Same budget. Timed to when units actually come open.
A flat budget spends evenly all year. Maren flights it to your move-outs, and stops the waste.

The new photo rules

Zillow labels AI photos. The MLS requires it. California made it law. Your own website has nothing.

Zillow labels AI-altered listing photos and shows the original next to them. MLS rules require virtually staged photos to be labeled. California now requires licensees to disclose any digitally altered listing image, on or next to the image (AB 723). New York fines housing ads that show an AI-generated person with no disclosure — $1,000 to $5,000 per violation (GBL § 396-b).

Every one of those rules covers a channel someone else runs. The channel you own — your website — is the one nobody has checked. Maren reads every photo on it and shows you exactly what each one declares about itself. Free, in about a minute. Then she keeps the disclosures tagged and the ledger current, continuously.

She gets smarter every night

Every experiment in every building makes the next one smarter.

Maren analyzes what's working on each property and builds a playbook the whole portfolio learns from. Warehouse-proximity messaging won at one Houston property, so she's testing it at three more. And she learns where a winner doesn't travel, and what didn't work at all, so the rest of the portfolio never repeats it.

The math

Maren pays for herself in month one.

Maren eliminates $12,000–$22,000 in wasted marketing spend per property, every year, just by cutting ILS and ad waste. Then 3 of every 5 dollars she creates come from filling units, not cutting costs.

What one year adds up to
$12,000 Wasted spend cut. ILS and ad waste, $1,000 a month.
+ $19,200 Your ad agency, replaced. $1,600 a month.
+ $42,000 New rent. One point of occupancy she filled.
= $73,200 Created in a year, on one property.
$1.5M more building value at sale
3 of every 5 dollars
Three from filling units, two from cutting costs.
What Maren costs $12,000/yr $1,000 a month, against the $73,200 she created.
Pricing

The whole marketing department. A fraction of the cost.
